1. Ten tables appears to be more than an amount which would fit in a 400 s.f. space. Six
would be more consistent with that amount of allowable space. Staff also has a concern
about the amount of pavement and the use of the planters versus landscaping in the
ground. Without an effective permanent means of limiting the number of tables in the
patio and assuring that the landscaping remains in place, staff will recommend to the
Planning Commission and Council that the patio pavement and awning be restricted to an
area of 400 s.f. Please be prepared to provide an effective means of dealing with these
concerns or revise the plan to show a 400 s.f. of paved patio and awning.
2. Provide elevations of the patio area, including the awning. Note, the underlit fabric
awnings are considered as signs.
3. Provide color selections and materials for the awning, awning supports, tables, toy,
railing and pavement.
4. A reminder that the applicant will be responsible for obtaining a zoning change request
sign from the Planning Department and placing the sign on the property 10 days prior to
the Planning Commission hearing. There is a $100.00 deposit fee for the sign. (Fill out
attached form and return to the Planning Department no later than Friday, February 7,
1997.)
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the February 6th Development Review Committee (DRC)
meeting.
C. Each applicant will bring one new set of revised plats and plans to the February 6th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, February llth to resubmit twenty-eight (28) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the
Planning Depa,-~ent.
