Box 478 Coppell, Tx, 75019 Dear Sir: In response to the proposed zoning request, (case PD-169, Lauren Estates, SF-12 to PD-SF-7) we would like to register our opposition to the zoning request as presented. We or,aa the property immediately South (147 S. Moore Rd.) of the property being considered for rezoning. Our house faces North and is the middle house on the private drive that runs between the two properties. I am also the owner of said private drive which is shared with Mr Jon Smith. It has been our hope that when the property in question is developed, the existing private drive could be incorporated into the total planned development. This could provide a street in compliance with city codes--wide enough to access emergency vehicles. The current plat ~vould create another long driveway (not in compliance with city codes) which would replicate rather than enhance access to this area. I have advised Mr Randle of my willingness to contribute all or part of the current 20' X 405' driveway easement which runs on my north property line to such a planned development. Also, the orientation of the proposed plat presents to our property an undesirable side and rear view of the proposed new homes. It is unclear from the plat, ifa fence or wall is planned along the South side to screen the view. We are also very, concerned about the effect this proposed development might have on the drainage of our property. Our property and the property in question is very flat with minimal slope in all directions. If the proposed development impedes the normal drainage of our properly. and/or results in additional water draining onto our property, the rear 0fmy 10t and that of Mr. Smith's could become a lake. We respectfully request that you deny the request for zoning change as platted on the PD-169 SF- !2 to PD-SF-7. Sincerely, Dennis L. and Connie K.
