1. Lots 1 and 2 qualify as SF-7 Lots, except that they should have 8-foot side yards.
Lot 3 has no frontage on a public street, so therefore would have to be considered
the PD lot. However, it exceeds 35 % of the site. The size of the lot should be
reduced to 23,360 s.f.
2. The number of driveways off of Moore Road should be reduced to 1.
3. Staff will not support a request for stucco exterior finish which exceeds 20 % of the
structure's exterior finish.
4. Specify all building materials on the Proposed Entry Gate elevations. Bring a
sample of proposed building materials to the April 2nd DRC meeting.
5. Show adjacent zoning and property owners.
6. There is a utility pole at the northeast corner of the property. While it has wires
crossing from the east side of Moore Road, the wires appear to be serving nothing.
Please provide information concerning the manner in which you plan to serve the
site with power and telephone.
7. Sideyard setback for Lots 1 and 2 is 8 feet.
8. Fill out attached Zoning Request Change Sign form and return to the Planning
Department no later than Friday, April 3, 1998.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the April 2nd Development
Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the April 2nd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
