PD169R-CS 990319 CoppelL Texas 75019 ~ ~ The City With A Beautiful Future/L__../COPPELL.P'O' BOX 478TEXAS 75019 972-462-0022 March 19, 1999 Mr. Dewayne Randle 4012 Hackmore Loop Irving, TX 75061 RE: Case No. PD-169R, Lauren Estates Dear Mr. Randle: This letter is to inform you that Case No. PD-169R, Lauren Estates, zoning change request for property zoned PD-SF-7 to amend the development conditions of the Planned Development to allow the development of 2 residential lots instead of 3 lots on approximately 1.5 acres of property located along the west side of Moore Road, approximately 680' south of Sandy Lake Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, March 18, 1999, subject to the following conditions being placed on the face of the PD plan: 1. All drives shall be privately owned/maintained. 2. Optional security gates shall be accessible to all property owners. 3. Private drives shall be accessible by all property owners. 4. All private drives acting as fire lanes shall be constructed of 6 inch concrete with #3 rebar on 24-inch centers on 6-inch sand base. 5. No buildings or structures shall be constructed on lots 1R and 2R until plans for same shall have been submitted to and approved by Dewayne Randle, Architect. The architect shall review plans within 7 days of receipt. If plans have not been reviewed within 7 days, plans shall be considered approved and accepted. 6. Opticom gates with knox box over ride will be required if security gates are constructed. Also, please be advised that a park development fee of $1,285 per dwelling unit will be assessed for this property. The date scheduled for consideration by the Coppell City Council is Tuesday, April 13, 1999, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon, Wednesday, March 31st. Therefore, please submit 17 folded copies of the revised Planned Development Site Plan, plus three (3) 8 1/2 x 11 paper reductions on or before that date.
