Provide a note to the effect that fences will not extend into the 10' utility easement along
the south side of Willow Lane.
As a matter of information, in a PD of this size 4 lots are permitted to be less than 85' in
width measured at the building line. Therefore, versus three 77'-wide lots, if you wanted
to have four 79'-wide lots and one less 85'-wide lot, you could. You may also want to
consider revising the garage placement stipulation to relate it only to Shadydale Lane and
Oak Trail. We doubt that there would be objection to garage doors facing Willow Lane,
unless the houses are to face Willow Lane as well.
Under the PD conditions, reference is made to "All street facing chimneys shall be
masonry". Please clarify. Are not all chimneys visible fi.om the street?
A reminder to keep the Zoning Request sign on the property through the Dec. 8~, City
Council meeting.

Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the November 5th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the November 5th
DRC meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, November 10th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department
