PD170-DR 980625 City of Coppell Development Review Committee Comments Planning Department PD-170, Castlebury Court, A Zoning Change from "SF-12" to "PD-SF-7" DRC Date: June 25, 1998 Planning & Zoning Commission Meeting: July 16, 1998 City Council Meeting: August 11, 1998 1. The alley intersection at the southwest comer of the subdivision allows only a left turn out of the subdivision. A fight turn is needed as well, if the alley is to be permitted to connect to the alley in Willowood rather than mining back to Castlebury Court between Lots 7 and 8. 2. A very slight adjustment in the south line of Lot 8 would make Lot 8 a SF-7 conforming lot. 3. Remove signature block from the Tree Survey document 4. Bring brick samples of the proposed screening wall to the July 2nd DRC Meeting. 5. Fill out attached Zoning Request Change Sign form and return to the Planning Department no later than Thursday, July 2, 1998. Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the July 2nd Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the July 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, July 7th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
