Wi:IE~S, the City Planning and Zoning Commission and the governing body of the City of
Coppell, Texas, in compliance with the laws of the State of Texas and pursuant to the Comprehensive
Zoning Ordinance of the City of Coppell, have given requisite notices by publication and otherwise,
and after holding due hearings and affording a full and fair hearing to all property owners generally, and
to all persons interested and situated in the affected area and in the vicinity thereof, the said governing
body is of the opinion that Zoning Application No. PD-172R should be approved, and in the exercise
of legislative discretion have concluded that the Comprehensive Zoning Ordinance and Map should be
amended.
NOW, THEREFORE, BE IT ORDAINED BY ~ CITY COUNCIL OF ~ CITY
OF COPPEI,L, TEXAS:
SECTION 1. That the Comprehensive Zoning Ordinance and Map of the City of Coppelh
Texas, duly passed by the governing body of the City of Coppell, Texas, as heretofore amended, be
and the same is hereby amended by granting a change in zoning from SF-12 (Single Family-12) to PD-
SF-12 (Planned Development, Single Family-12) for Single Family-12 Residential Use for the property
described in Exhibit "A" attached hereto and made a part hereof for all purposes.

SECHON 2. That the property shall be subject to Single Family-12 Residential District
Regulations except as modified herein and shall be developed and used only in accordance with the Site
Plan and the Development Conditions, attached hereto as Exhibits "B" and "C" respectively which are
hereby approved.
SECTION 3. That the above property shall be used only in the manner and for the purposes
provided for by the Comprehensive Zoning Ordinance of the City of Coppell, Texas as heretofore
amended, and as amended herein.
SECTION 4. That all provisions of the Comprehensive Zoning Ordinance of the City of
Coppell, Texas, in conflict with the provisions of this ordinance be, and the same are hereby, repealed,
and all other provisions not in conflict with the provisions of this ordinance shall remain in full force
and effect.
SECTION 5. That should any sentence, paragraph, subdivision, clause, phrase or section of'
this ordinance be adjudged or held to be unconstitutional, illegal or invalid, the same shall not affect the
validity of this ordinance as a whole, or any part or provision thereof other than the part so decided to
be unconstitutional, illegal or invalid, and shall not affect the validity of the Comprehensive Zoning
Ordinance as awhole.
SECTION 6. An offense committed before the effective date of this ordinance is governed by
prior law and the provisions of the Comprehensive Zoning Ordinance, as amended, in effect when the
offense was committed and the former law is continued in effect for this purpose.
SECTION 7. That any person, firm or corporation violating any of the provisions or terms of
this ordinance shall be subject to the same penalty as provided for in the Comprehensive Zoning
Ordinance of the City of Coppell, Texas, as heretofore amended, and upon conviction shall be punished

by a fine not to exceed the sum of Two Thousand Dollars ($2,000.00) for each offense; and each and
every day such violation shall continue shall be deemed to constitute a separate offense.
SECTION 8. That this ordinanCe shall take effect mediately t?om and after its passage and
the publication of its caption, as the law and charter in such cases provide.

DEVELOPMENT CONDITIONS
Except as otherwise provided herein, the property shall be subject to Single Family-12 District
Regulations.
Use Regulations: A building or premise shah be used only for single family dwellings:
Maximum Height Regulations: Thirty-five (35) feet no more than two and one-half (2'A) stories
Area Regulations:
Minimum Size of Yards:
(A) Front Yard: Thirty (30) feet. Where lots have double fi'ontage, running through
from one street to another, the required front yard shah be provided on both
streets.
03) Side Yard: Ten (10%) percent of the lot width, but in no case shah the side yard
be less than eight (8) feet. A side yard adjacent to a street shall not be less than
fit~een (15) feet. Allowable non-residential uses twenty-five (25) feet.

Parking Regulations: Two (2) enclosed spaces behind the front yard line. Off-street parking
spaces shaH be provided in accordance with the requirements for specific uses set forth in Section
31 of the Comprehensive Zoning Ordinance. Where lots are adjacent to an alley, the enclosed
parking area (garage) must be accessed off'the alley only.

Type of Exterior Construction: At least eighty (80%) percent of the exterior walls of the first
floor of all structures shall be masonry construction (see Section 42-80) exclusive of doors,
windows, and the area above the top plate line. Each story above the first floor of a straight wall

structure shall be at least eighty (80%) percent masonry exclusive of doors, windows and the area
above the top plate line.
Average IVfmimum Pitch Roof for Each residence: 8/12.
Chimneys: All street facing chimneys shall be masonry.
Landscaping: Each lot shall have automatic irrigation system. Each lot to have a minimum of 2-
3" diameter trees from the approved tree list. Mailboxes to be "cluster" type with stone
encasement. No concrete sidewalks parallel to the streets; Lead sidewalks to house to be
concrete or other masonry products. A 6'-8' foot fence along Willow Lane may be built along
the easement line, however, they must be cedar wood with steel post. No fences allowed in the
10' street and utility easement along Willow Lane.
No Alleys or Sidewalks Shall Be Allowed.
Minimum Number of Lots: 13.
