Dear Mr. Phillips:
This letter is to inform you that Case No. PD-170. Castlebury Court, zoning change request
from SF-12 (Single Family-12) to PD-SF-7 (Planned Development, Single Family-7) to allow
the development of 20 residential lots on 5.75 acres of property located along the south side of
Sandy Lake Road, approximately 278 feet west of Lodge Road was recommended for approval
by the Coppell Planning and Zoning Commission on Thursday, July 16, 1998, subject to the
Engineering comments (attached) and the following conditions:
1) Correct zoning errors on the PD-Detailed Site Plan relative to the Dobecka
Addition to read PD-SF-12 and the zoning on the TU site to read SF-12.
2) As volunteered by the applicant, use U.S. Brick Canterbury King Size/light
limestone combo (Mineral Wells Plant) for the screenwall adjacent to Sandy
Lake Road.
3) House sizes to be a minimum of 2,000 square feet.
4) Fence line to be moved back to save trees along the property line.
5) Use the Site Plan with the relocated drive to the west.
The date scheduled for consideration by the Coppell City Council is Tuesday, August l 1, 1998,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is
Thursday, July 30, 1998. Therefore, please submit 17 folded copies of the revised drawings,
plus three 8 1/2" x 11" paper reductions on or before that date.
The drawing which requires change in order to comply with the Planning and Zoning
recommendations is: PD-Detailed Site Plan. We will also need 17 copies of the Tree Survey and
Landscape Plan so that this case can be forwarded to Council.
