Dear Terry:
This letter is to inform you that Case No. PD-172R. Shadydale Acres, zoning change request
from SF-12 (Single Family-12) to PD-SF-12 (Planned Development, Single Family-12) to
allow the development of 13 residential lots on 4.16 acres of property located along the south
side of Willow Lane, between Oak Trail and Shadydale Lane, was recommended for approval
by the Coppell Planning and Zoning Commission on Thursday, November 19, 1998, subject to
the following conditions:
1) The attached Engineering comments
2)
A note on the face of the Plat indicating that fences will not extend into the
10 foot utility/sWeet easement along Willow Lane.
3) Alleys/sidewalks are waived by Council.
4) The fee of $1,285 per dwelling unit park site impact fee needs to be paid.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 8, 1998,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is ~
Tuesday. November 24th. Therefore, please submit 17 folded copies of the revised drawings on or
before that date.
The drawing which requires change in order to comply with the Planning and Zoning
recommendations is: Site Plan. We also need by 12 noon, Tuesday, November 24~, 17 additional
copies of the Tree Survey to forward on to Council.

PRELIMINARY
1)
The City Subdivision Ordinance requires a minimum fight-of-way width of 50' for all
residential streets. When Shadydale Acres was originally platted and filed ia November of
1959, only 30' of right-of-way was dedicated for Willow Lane, likely under the assumption
that future development to the north would dedicate any additional fight-of-way. The
property to the north was developed as a school property with no access to Willow Lane.
Therefore, 20' of right-of-way would be required as part of this development. The
Engineering Department would support a dedication of a 10' street and utility easement on
the south side of Willow Lane in lieu of the right-of-way dedication. This would provide
enough room to reconstruct this street if the City decides to do so in the future.
