The Engineering Department has reviewed the site circulation you are proposing in Drawing
42/1509, dated October 21, 1996, and printed September 8, 1998. We have no problem with the
traffic circulation.
Planning staff will support the building addition if it is architecturally compatible with the
original building and does not draw undue attention; that is, its purpose is not to advertise, but
rather to accommodate customers. As I mentioned yesterday, the landscape issue needs study,
and I have now done that.
The undeveloped portion of the John T. Evans, Inc., property is an area about 32,000 s.f. in size.
It is zoned "LI" Light Industrial. Provided that the site is not sold out separately, the total
minimum amount of landscaping required for a one-story retail building with surface parking and
no restaurant usage is approximately 23%. Therefore the ratio of land coverage by building and
pavement to required landscaping is roughly 31/a:1. You are proposing to place approximately
5,000 s.f. of pavement on this undeveloped site, calling for approximately 1,500 s.f. of associated
landscaping. The two proposed parking islands, plus an area about 24' x 50' along the west side
of the existing entrance drive from East Belt Line Road would satisfy this need.
I suggest that you proceed with submission drawings based on these comments.
