1. The request to increase the identification on the east side of the building has some merit.
However, amending a site plan is a two-way street. It affords the applicant the
opportunity to correct an oversight, and it affords the City the opportunity to do the
Sallie.
2. In reviewing the results in place of the original site plan, planning staff believes that there
are several improvements which could be made. The metal roof ladder, so visible to
traffic entering the city from the south, is a particularly unattractive detail. We would
like to see some suggestions as to how this view could be improved.
3. Staff also was under the impression that all the channel lettering would be white. While
we understand that the golden-arch "M" is a logo, the color is incompatible with the
brick color. We suggest a cream color for the "M" on both attached signs and would
like to see some alternate locations on the east face of the building. What is particularly
bothersome is covering the cast stone accent tiles with sign letters. Lowering the sign
would help that situation, while relocating it more off-center than as proposed might look
better.
4. Finally, the monument sign is particularly incompatible with the brick. We suggest
replacement of the red panel with something similar to the sign at Wendy's on Denton
Tap Road.
5. A reminder that the applicant will be responsible for obtaining a zoning change request
sign from the Planning Department and placing the sign on the property 10 days prior to
the Planning Commission hearing. There is a $100.00 deposit fee for the sign. (Fill out
attached form and return to the Planning Department no later than Friday, May 2, 1997.)

A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the May 1st Development Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the May 1 st DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, May 6th to resubmit twenty-eight (28) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
