Box 478 Coppell, Tx. 75019 Re: PD-176, McMillan Estate Commission Members, The proposed development (PD-176) shows intent to construct a pool/patio/cabana complex across the drainage from the homesite, and directly behind homes on the east side of Old Coppell Estates. As homeowners directly impacted, we strongly object to the location of this recreational area for the following reasons: · Construction of pool/patio/cabana complex within the indicated 100-year flood plain. · Construction of the recreational area within a narrow, unstable stdp of greenbelt area with poor accessibility to the McMillan Estate. · Destruction of trees and natural vegetation in this greenbelt area. This area is an extension of our backyard, and a primary reason for purchasing the property. Owners along this greenbelt area paid a significant premium for their lots. · The recreational area would be a source of noise and undesirable lighting in what is now a peaceful greenbelt area. As previously noted, this area is directly behind our backyards, to which we have an open view. · The pool area would be closer to residents in Old Coppell Estates than it would be to the McMillan residence. It would seem more logical to locate the facility closer to the new residence. · The destruction/alteration of this greenbelt area destroys a natural habitat for wildlife existing in the area. This disruption would also promote further soil and bank erosion in this sensitive area, which is already a problem. · There is also a verbal intent by the owner and developer to fill in the existing drainage between the homesite and pool area. This further poses a sedous threat to the large trees lining the drainage and would create potential drainage/flooding problems. To sum up, we have no objection to the planned construction of a one-story, single family home on the subject property along with the zoning change associated with the home construction. However, our objection centers on the proposed construction of a pool/patio/cabana facility in the greenbelt area immediately behind our residence. This construction would have a strongly negative impact on our daily lives, and would, no doubt, be detrimental to property values in the affected area. It would, in effect, turn a tranquil greenbelt which is enjoyed by numerous homeowners in the area into a playground for the McMillan Estate.
