1. Specify rear yard setback in the Development Requirements document.
2. Provide a tree survey.
3 Bring to the DRC meeting brick samples of the screening wall.
4 Remove signature block from detailed site plan.
5. List all PD conditions on face of the Site Plan.
6. Show all adjacent zoning.
7. Lots 1,7 & 8 of Block 2, and Lot 28 of Block 1 should show the 15' building line
along the side street as a 15' building and fence line.
8. The landscape/screening plan and preliminary plat should show a 20' setback on
the rear of Lots 1, 2, and 3 of Block 2.
9. Show driveway curb cuts on church property.
10. Provide a decorative fence with landscaping on church property along London Way.
11. Provide a brick masonry screening wall along the rear property line of Lots 3-5,
Block 2 and along the side property line of Lot 11, Block 2 (only two-thirds of the
lot length).
12. Limit lot coverage to 50% of the total lot area be covered by all buildings.
13. Show how front-entry garages will be oriented.
14. Houses fronting London Way should have staggered setbacks.
15. The number of new lots accessing the existing alley should not exceed the number
of existing lots currently accessing it.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the March 5th Development
Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the March 5th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, March 10th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
