Family-12) to "PD-SF-7" ('Planned Development, Single Family-7) to allow
development of 35 residential lots on approximately 9. 7 acres of property,
located along the east side of Heartz Road and along the south side of Sandy
Lake Road, at the request of the Ryland Group, Inc.

1. This development will need to install 4' wide sidewalks along west side of London Way adjacent to
the church property.
2. The correct visibility easement should be shown as per the City's Subdivision Ordinance.
3. If you reroute your drainage to Heartz Road, you should provide a detailed study (HEC-1) showing
the impact of the drainage into Heartz Road drainage system.
4. Verify existing 50' right-of-way along Heartz Road.
5. The proposed drainage inlets located on London Way alley needs to be located either north .:r south
of the alley so it does not conflict with the alley radius.
6. The spacing and width of the proposed driveways for the church on the west side of London Way
must meet the requirements of the City of Coppell Subdivision Ordinance.
