Incorporate the following changes to the Landscape Plan: · Under Phase I: Landscape Data- . Interior Vehicular Pavement w/McDonald Expansion should be 90,101.5 sf [Site 159,414 sf Bldgs. - 32,638 sf L.S. -36,674 sf Total Pavement 90,101.5 st] · Required Interior Vehicular Area = 9,010 sf; Required trees = 23 trees · Non-Vehicular Open Space should be = 159,414 sf 32,638 sf 126,776 sf* 15% = 19,016 sf · Under Parking Data: Total Required Parking is: 173 (restaurant) + 77 (retail) = 250 Total Additional parking spaces is 6 spaces · Under Phase II Materials Schedule: · Verify the Interior Vehicular Pavement square footage. Previously total pavement area for Phase II was 17, 591 sr. Based on staff's approximate calculations you are adding roughly 2,860 sf of new pavement. Therefore, the total pavement area should be about 20,451 sfnot 19,373 sf. · Modify accordingly the required Interior landscaping number. It should be in the neighborhood of 2,045 sf. · Correct Non-Vehicular Open Space Tree Requirement to 4143 sf/25000= 2 trees · Total Required Landscaping for Phase II = approx. 8,184 sf (22.9%) · On the McDonald's site, the 9 parking spaces along the eastem building elevation should have a landscaped planting island at the northern end of the row of parking. The planting island must be at least 150 sfin area, must be at least 9' wide and should contain a tree. Please provide one. · Indicate how much of the existing plant material will have to be disturbed due to the expansion. Indicate if some of the plant material will be relocated? Any tree that is not relocated will have to be mitigated. · All existing and proposed plant material will have to be kept in healthy and growing condition. Any plant material that dies during construction will have to be replaced with plant material of similar variety and size. 2. Staff requests the following modifications be included on the Proposed Elevations: · Specify the square footage of each of the sign shown. · Staff can only support the Playplace sign on the western elevation. · The golden arches should removed from the Playplace sign as there are no golden arches on the existing building. · The colors of the "Playplace" should match the ivory channel letter "McDonald's" signs existing on the structure. Staff can not support a multi-colored sign with colored neon, it violates the recommendations of the CIVIC report which recommends white, black or neutral colors as appropriate. · Indicate the color of the raceway. 3. Revise Proposed Floor Plan to show the following: · Handicap ramps, sidewalks, trash enclosure, parking spaces, and driveways. · In existing dining area label all existing restrooms, food preparation areas, offices, and storage. 4. Bring to the October 7th DRC meeting a sample color board showing the entire exterior building materials. 5. A reminder, that the zoning change request sign must be posted on the property on site by October 11th and must remain on site through November 9th. Fill out the attached form and return to the Planning Department by Friday, October 8th. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the October 7th Development Review Committee (DRC) meeting. B. Each applicant will bring one new set of revised plats and plans to the October 7th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. C. Applicant will have till noon Tuesday, October 12th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
