ITEM: PD-176R2, McMillan Estates, PD Amendment, to allow the development of two
(2) single-family homes and the subdivision of the land to allow two tracts to be
incorporated into existing adjacent lots in the Old Coppell Estates on
approximately 2 acres of property along the north side of Bethel Road,
approximately 120' east of Hearthstone Lane, at the request of Holmes
Builders.

COMMENT STATUS: ~RELIMINARY
1. No work will be allowed in the 100-year floodplain without an approved floodplain permit.
2. Show nearest adjacent driveway to the east.
3. Erosion protection along the creek banks may be needed due to the erosive nature of the
soils.
4. Note #7 should also state the City does have the authority to regulate activity in the
floodway/floodplain as per the City's Floodplain Ordinance.
5. Will any improvements or extension be done to the storm drain system west of the
property.
