RE: PD-176R2~ McMillan Estates, PD Amendment
Dear Terry:
This letter is to inform you that Case No. PD-176R2, McMillan Estates, PD Amendment, to
allow the development of two (2) single-family homes on approximately 1.04 acres of property
and to establish SF-9 zoning on approximately 0.46 acres to allow two tracts to be incorporated
into existing adjacent lots in the Old Coppell Estates subdivision located along the north side of
Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission
on Thursday, June 15, 2000, subject to the following conditions:
1) On Lot 1, no garage door(s) shall face Bethel Road.
2) All garages shall be swing-entry and adequately screened from adjacent
residents to the west.
3) All rear fencing materials to the west shall be limited to decorative metal only.
4) The driveways shall be 14' in width.
5) Adequate mm-around areas shall be provided on Lots 1 &2 to allow forward
access onto Bethel Road.
6) Acknowledgement that no structures can be built within the 100-year
floodplain including swimming pools and fences.
7) The Landscaping Plan must be sealed by a Landscape Architect.
8) Show acreage of this revised PD on all exhibits.
9) Botanical names must be shown on landscape plan.
10) All plant material must meet Plant Palette requirements.
1 l) A tree removal permit is required.
12) A Park Dedication Fee of $1,285 per dwelling unit is required.
13) Remove all platting notations from Zoning Exhibit.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 1 l, 2000, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this
item may result in the denial of this application. City Council has instructed staff'to include in its
agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 17
folded copies of the all exhibits on or before 12 noon~ Wednesday~ June 28th. Also, please submit
three (3) 8 1/2 x 11 paper reductions of any revisions at the same time.
