Box 478 Coppell, Texas 75019 972-462-0022 May12,1999 RE: Case No. PD-178, Town Center West Dear Bill: This letter is to inform you that Case No. PD-178, Town Center West, zoning change request from C (Commercial) to PD-C (Planned Development, Commercial) to allow the dedication of Town Center West Boulevard right-of-way and the development of commercial buildings on 4.7 acres of property located along the west side of N. Denton Tap Road, approximately 280' north of North Texas Court, was approved by the Coppell City Council on Tuesday, May 11, 1999, subject to the following conditions to this Conceptual Planned Development: 1) No permits for development will be issued until a Detailed PD is approved through the Public Hearing process. 2) The elements contained in the January 14, 1999, letter are complied with, with one change as follows: the Ci_ty will be responsible for constructing a sidewalk to the south of the right-of-way. 3) A 10' landscaped buffer will be provided between the wall and proposed Town Center West Boulevard. 4) A third speed hump will be installed, if possible, based on approved driveway spacing. 5) An estimated 12-18 inch high brick/stone retaining wall be constructed on the north side of the right-of-way, as determined by the Engineering Department. In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been completed and Council has approved the Ordinance, a copy will be sent to you.
