acre under the existing MF-2 zoning.

DISCUSSION:
This property is developed with 60 quadraplex style
apartments. The single family subdivisions of Shadow
Ridge Estates and Round Oak Estates surround this tract
of land. Under the existing MF-2 District zoning, this
property could potentially be redeveloped for 83
apartment units at a density of 22 dwelling units per acre.
By placing this property under a PD, the existing site plan
will be attached to the ordinance. Any redevelopment of
the site will require a rezoning request, and notification of
the neighboring property owners. The Comprehensive
Plan designates this area for medium density residential,
which is defined as a density of 4 to 8 dwelling units per
acre. The existing development would fall under the
Residential High Density land use category; however,
medium density residential is more compatible with the
surrounding land use and development patterns. If
rezoned to PD, the existing structures would support the
land use component of the Master Plan.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff is recommending a change in zoning from a MF-2
(Multifamily -2) to PD-187 - MF-2 (Planned
Development, Mulfifamily-2)
ALTERNATIVES: 1) Recommend approval of the request.
2) Recommend disapproval of the request
3) Recommend modification of the request
4) Take under advisement for reconsideration at a later date.
