MacArthur Boulevard, approximately 1700' south of E. Sandy Lake Road, at the request of C.N. Lemp Development, Inc. Locate the brick pavers 1' off of the R.O.W. line per City Standards. 2. Per Subdivision Ordinance, construct a 5' sidewalk .adjacent to MacArthur located 1' off the property line in the right-of-way. 3. Per Subdivision Ordinance, construct 4' sidewalks adjacent to the proposed internal streets 1' off the property line in the right-of-way. , 4. The deceleration lane needs to have 100' taper and 100' deceleration/storage length. ~ 5. The maximum allowable slopes will be 3:1 adjacent to the buildings. .6. Any filling over existing sewer lines may require manhole adjustment. - 7. Show the proposed driveway locations on the Site Plan. - 8. Consider a traffic island in the fire lane to discourage cut-through traffic. -9. The City will have concerns about on-street parking giyen the close driveway spacings. 'No Parking' may be required along the proposed street." 2 10. The dumpster cannot be located in the proposed drainage or sewer easement. "- 11. Due to grades, drainage, and a proposed screening wall on the south side of the property, and the location of existing sewer lines along the eastern edge of the property, consideration should be given to relocating existing sewer line through the proposed development.
