Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the ,July 6 th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the July 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, July llth to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning

SITE PLAN:
1. Need additional PD Conditions for the property:
· The site plan and conditions approved in SUP S-1125R are hereby superceded
by this Planned Development District.
· The designated fire lane shall be concrete, the remainder of the driveway and
parking area shall be paved with asphalt paving consisting ora compacted
lime-stabilized sub-grade at least 6 inches in depth, overlaid with a base
course of Type "B" hot mix asphalt concrete at least 4 inches thick, plus a
surface course of type "D" hot mix asphalt concrete at least 2 inches thick; or
as approved by the City Engineer.
· The exteriors of the buildings shall be permitted to be wood or similar siding,
as defined in Section 28A-3.2 of the Zoning Ordinance and shall be as
depicted in the elevations which shall be attached to and made a part of this
ordinance.
· Eight foot wood fence instead of masonry wall to screen dumpster.
2. Need to dimension driveway width.
3. Parking layout on Site Plan and Landscape plan need to match, which is correct?
4. North and east sides of restaurant on the Site Plan indicates a side walk, and on
the Lanscape Plan "turf' area, which is correct?
LANDSCAPE PLAN:

All tree planing islands in the parking lot needs to be a minimum of 150 square
feet and 9 feet in width, double rows of parking require 300 square feet and 9 feet
in width.
Define "turf" area.

ELEVATIONS
1. Elevations must include manufactures specifications on colors and materials,
including roof materials, color of building and shutters, etc.
2. Elevations must be labeled as north, east south and west, verses front, etc. Also,
note which building they are for.

4. Need to indicate existing and proposed signage, including size, color and font of
signs. Refer to Section 29 of the Zoning Ordinance
