ITEM: Deforest Court, A Replat of Lot 1 and 2 of the Nellie Long Addition, to allow
the development of a 17-lot residential subdivision with common areas on
approximately 8.4 acres of property, located at 703 DeForest Road, at the
request of Halff and Associates.

1. You will need a variance for street offset requirement of 125'.
2. No improvements will be allowed in floodplain without an approved flood study.
3. Provide information regarding the drainage system on the south side of Deforest.
4. Indicate that common areas will be dedicated to and maintained by Homeowner's
Association.
5. Show existing limits of 100-year Floodplain.
6. The maximum cul-de-sac length allowed is 600' per Subdivision Ordinance.
7. Note that sidewalks adjacent to common areas and all ADA ramps will be built by
developer.
