Dear Kelly:
This letter is to inform you that Case No. PD-179 DeForest Court, zoning change request from A (Agriculture)
to PD-SF-12 (Planned Development, Single Family-12), to allow the development of a 17-lot residential
subdivision with common areas on approximately 8.4 acres of property lo~:ated at 703 DeForest Road, was
approved by the Coppell City Council on Tuesday, September 14, 1999, subject to the following conditions:
1) Council waiver of the 600' cul-de-sac length limit.
2) Departmental comments be addressed (see Fire and Leisure Services comments, attached).
3) The $1,285 per lot parkland dedication fee be paid.
4) DeForest Road will need to be elevated above the 100-year Flood Plain elevation.
In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been completed
and Council has approved the Ordinance, a copy will be sent to you.
As a reminder, the Zoning Change sign can now be returned to the Planning Department for your deposit
reimbursement of $100.

The Tree Survey shows that develolmtent is removing 124" of protected trees from the
site. Develol~nent is preserving 123" of trees, allowing a preservation credit of 100%.
A number of the trees located on tl~ northern portion of the site seem to be in an area
where extensive tilt will be required to bring the site out of the flood plain. The
preservation techniques used on such trees will be closely monitored and additional
mitigation may be required if it is determined these trees have little chance of survival
after develolm~ent.
Please provide an executed Tree Re~noval Pemfft prior to removing trees from the site.
Tile developer should be aware that the Park DeveIol~nent Ordinance is itl affect for
this development requiring park dedication or 51,285.00' per dwelling unit in lieu
thereof.
