Sims, Director of Leisure Services Rick Wieland, Parks Development Coordinator ~l Development Review Committee: January 25, 1996 Meeting PD-149 · Vistas of Coppell, Zoning Change from 'I-IC", "MF-2", "LI", and "C" to "PD-SF-7 and MF-2" In review of the above referenced DRC submittal, the Leisure Services Department has the following comments. In regard to the zoning change proposed, staff supports the zoning change from multi- family to single family zoning. Leisure Services staff would point out that the pr/mary requirement in regard to the park land dedication ordinance for the Vistas of Coppell Phases 1-12I is in the acquisition of needed property to support the construction of a hike and bike trail along Denton Creek. Any proposed dedication of park land by the applicant would apply to Phases I, II, and III that are currently proposing preliminary plats. The platting and subsequent development of Phase IV will be reviewed separately at the time of platting and will not be affected by dedication from Phases I, II, or 11I. Any legal review regarding the utilization of the levee or property owned by the Denton County Levee District for the construction of a hike and bike trail will be necessary prior to final plat approval of Phases I-III. Plans were not available at the time of this review. Further comments are subject to submittal of this mater/al.
