List on Site Plan as Planned Development Conditions all the variances and special exceptions granted by the Board of Adjustment, as well as the request for a 6' high wrought iron screening wall with landscaping in lieu of a brick masonry screening wall. Planning staff is supportive of this request, however would like to remind the applicant to be prepared to defend the 6'- high wa'ought iron fence with landscaping request and be prepared to address potential sound and car lights complaints from the Copperstone neighborhood. 2. Modify, the fence elevation on the Site Plan to reflect a 6' high wa'ought iron fence. 3. Substitute the proposed Photinia hedge adjacent to the 6' high wrought iron fence v,:ith a Nellie R. Stevens Holly hedge. Photinia is no longer on the city's approved plant palette. 4. A reminder, to fill out the attached form and retum it to the Planning Department. Also, pick up. a zoning change request sign at the Plannin.~ Dept. no later than December3r°. The sign should be posted by December 6u' and remain on site through Januar3~' 11 th Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the December 2nd Development Review Committee (DP~C) meeting. B. Each applicant will bring one new set of revised plats and plans to the December 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. C. Applicant will have till noon Tuesday, December 7th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1./2 X 11) of each exhibit to the Planning Department
