1. No signature or date lines are provided for the Notary Public, Floodplain
Administrator, City Secretary, or Chairman of P&Z, etc. Review some of those
signature and date lines that are provided to ensure adequate spacing for signatures.
2. Remove the paragraph discussing the VAM; the City of Coppell does not require this.
3. Revise title block to include "Northpoint Drive Extension" above the notation of Lots
1 & 2, Block A.
4. Indicate the proposed centefline for Northpoint Drive.
5. See Fire Marshal's comments regarding turning radii of the Fire Lanes. As proposed,
they do not meet the 30' inside and 54' outside requirement.
6. Indicate the specific right-of-way widths in these locations for both Sandy Lake Road
and State Road.
7. Northpoint is one word. Revise plat accordingly.
8. Provide a note on the Plat indicating that "sidewalks will be constructed by property
owner when deemed necessary by the City Engineer."
9. To assist in the ease of reading the plat, provide a small chart clearly indicating the
acres and square feet of Lot 1, Lot 2, and the right-of-way dedication.
10. The applicant must determine, by the following submission (October 9), whether the
Hager Containers Addition will be included as part of this part and submit one plat
for review.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
October 4th Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plats and plans to the October 4th
DRC meeting. Apphcants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, October 9th to resubmit fourteen (14) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and JPEG files
or POWERPOINT SLIDES of each exhibit to the Planning Department.
