PD194-DR010927 (3) DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: AmberPoint Business Park, Lot 1, Block A, Site Plan, to allow the development of an approximately 308,000 square-foot speculative office/warehouse building on a 17.99 acre portion of a 41.40 acre tract of property located along the south side of Sandy Lake Road; between Royal Lane and State Road, at the request of AmberPoint Business Park, LLC. DRC DATE: September 27, 2001 and October 4, 2001 CONTACT: Kenneth M. Griffin, P.E., Director of Engineering (972-304-3679) COMMENT STATUS: v"PRELIMINARY A 1. The middle driveway along Northpoint Drive (which is generally in the inside curve of Northpoint) is in a bad location. There is inadequate visibility to the north from this driveway. The location of this driveway should be reevaluated and relocated to provide for visibility that meets our Subdivision Ordinance. Utility Plan- 1. Show the existing 24" water line that runs north to south across this property. 2. The onsite water lines should be a minimum 8" not 6' as shown. The onsite water lines are private lines therefore a vault will be required prior to connecting to the proposed 12" water line. The proposed onsite water lines show only one connection to the proposed 12". You should provide a second connection to the proposed 12" along the northern edge of this property. 3. Show the existing 24" water line in Sandy Lake Rd. 4. The proposed 8" sanitary sewer connection to the existing 15" should be realigned such that the connection is more into the direction of the flow. 5. Additional drainage information, i.e. drainage areas, etc., should be provided.
