Box 478 Coppell, Texas 75019 972-462-0022 March 29, 2000 Mr. Alan Hinckley Yorkshire West Capital, Inc., Tr. 12201 Merit Drive, Suite 170 Dallas, TX 75251 RE: Case No. PD-178R~ Town Center West~ Detail Site Plan of a Retail Center Dear Mr. Hinckley: This letter is to inform you that Case No. PD-178R, Town Center West, Detail Site Plan Review of a Retail Center, zoning change request to amend the planned development and allow the construction of a 13,393 square foot retail/medical/restaurant facility on approximately 1.8 acres of property located at the southwest comer of N. Denton Tap Road and Town Center West Boulevard, was approved by the Coppell City Council on Tuesday, March 28, 2000, subject to the following conditions: 1. Height of light poles along Denton Tap Road not to exceed 30 feet. All other light poles to the west of the retail facility shall not exceed 25 feet in height. 2. The 25' light poles shall be shielded from the residential area and shall provide adequate lighting during nighttime hours. All light poles shall meet City standards for shielding and glare. 3 Landscaping shall be as shown on the Site Plan. 4. A copy of the shared access agreement with the south property owner shall be provided to City staffprior to the issuance of a building permit. 5. Total height of building shall comply with the height ordinance of the City; i.e. measured from the mid-point of the gable, not to exceed 35 feet. 6. Applicant shall install, irrigate and maintain the landscaping along the north side of Town Center West Boulevard to City standards. 7. The monument sign location shall be as shown on the Site Plan. 8. Show overall height of structures on all elevations. 9. Approved PD setbacks need to be noted on all plans. 10. Parking provisions on all plans must match. 11. All rooftop mechanical equipment shall be shielded from view.
