Box 478 Coppell, Texas 75019 972-462-0022 Febmaryl8,2000 Mr. Alan Hinckley Yorkshire West Capital, Inc., Tr. 12201 Merit Drive, Suite 170 Dallas, TX 75251 RE: Case No. PD-178R Town Center West I)etail Site Plan ora Retail Center Dear Mr. Hinckley: This letter is to inform you that Case No. PD-178R, Town Center West, Detail Site Plan Review of a Retail Center, zoning change request to amend the planned development and allow the construction of a 13,393 square foot retail/medical/restaurant facility on approximately 1.8 acres of property located at the southwest comer of N. Denton Tap Road and Town Center West Boulevard, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, February 17, 2000, subject to the following conditions: 1. Two points of ingress and egress will be allowed on the north side of the property. 2. Height of light poles along Denton Tap Road not to exceed 30 feet. All other light poles to the west of the retail facility shall not exceed 20 feet in height. 3. The 20' light poles shall be shielded and turned off no later than 11 p.m. All light poles shall meet City standards for shielding and glare. 4. Lot 1 shall meet the City's landscape requirements. Calculations must be completed and submitted prior to the City Council heating. 5.A copy of the shared access agreement with the south property owner shall be provided to City staff prior to the Council hearing. 6. Building signage, i.e. raceway, returns and plex space (not fonts) shall match that of Eleanor's Square. 7. Total height of building shall not exceed 35 feet. Brick pavers shall be provided in south driveway. Applicant shall install, irrigate and maintain the landscaping along the north side of Town Center West Boulevard to City standards. 10. The monument sign location shall be as shown on the Site Plan. 11. Tenant signage shall reflect CIVIC guidelines. 12. Show overall height of structures on all elevations. 13. Approved PD setbacks need to be noted on all plans. The date scheduled for consideration by the Coppell City Council is Tuesday, March 14, 2000, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. Please revise and submit 17 copies of the Detail Site Plan, Architectural Site Plan, Proposed Floor Plan Schematic, Elevations/Monument Sign, Tree Survey and Landscape Plan by 12 noon~ Wednesday~ March 1st, in order to forward your case on to Council.
