frustrated that the City of Coppell Planning Depatunent cominucs to unreasonably withhold and
delay approval of the detail site plan. A~ you confirmed following the Janua~ I I meetin8 you
an-anged, all parties consulted including the Planning Director, City Engineering and Property
Own~ were in agreement. Since t~ll agtcemem was tea~hed wit~ the two modification~ reques~cl
by the City and ac;cept~d by the ~at¢, it was clear that no outstanding issues remained, On
]anuazy 20, my client relied on yom communieat(on and that of the City Staff that no new m old
issues remained prior xo 0~¢ posq~onemen~ of their Site Plan and Preliminary Plat hem'Jag before the
Planning & Zoning Commission. Now for my client to r~-ceive further development review
committee ("DRC") comments on January 28 for ame, eting scheduled on February 3 is contrary to
whet you, City Staff and the Planttjag Director have previously committed.
We respectfully decline attendance at lie upcoming DRC meeting as ~he City Staff DRC
comments ate now outdated, and the revised plans previously submitted for the Janua~ 20 P&Z
heating have addressed a~l the issues raised. §pecifically, the revisions to the site pla~s relating to
landscaping and side y~ds axe in compliance will requests by the Planning Director during the
J~uary l ~ meeting. The traffic report by DeShazo & Associaxes was submitted to Ken Grit'~n on
January i 9 which conclusively showed no tta~c conflict remains.
As you 'know, this process began almost ~wo y~axs ago at the request initiated by the City for
additional tight of way. Not only had the Estate worked diligently and I~irly with the City to
accommodate its ~¢quest for additional r~ght of way at a significam cost ~nd effort to my ~;lient, but
