Eng. letter to applicant Coppell, Texas 75019 The City With A Beautiful Future 214- 462- 0022 February 3, 1987 Mr. Dick Pierce Pierce, Lunsford Associates, Inc. 3109 Carlisle Street, Suite 206 Dallas, Texas 75204 RE: Advantage Self-Storage - Final Plat Dear Mr. Pierce: As you know, we have had several meetings since January 5, 1987, concerning the above project. This project has progressed greatly, and DRC comments have mostly been responded to prior to the Planning and Zoning meeting, except drainage design (use of 100 year storm instead of 5 year storm). This matter has been City Staff's concern from the first day and I made a comment in this regard at the Planning and Zoning meeting of January 15, 1987; that 100 year storm design has been a standard practice in the City of Coppell and should be used. I did also mention that we (City Staff) would work with the Engineer and Developer to come up with a functional storm system and inlets to avoid any drainage problem on the south adjacent property. During this process, Mr. Wayne Ginn was chosen as a Temporary City Engineer by the City Council on January 13, 1987; and if you recall, Mr. Gabe Favre of Ginn, Inc. and I, met with you and Mr. Joe Beard (the owner) to discuss Drainage Design Frequency in detail (meeting on January 26, 1987). I asked you to submit the revised construction plans in a few days no later than Thursday, January 29, 1987. I did not receive the plans until Monday, February 2, 1987 at 3:30 p.m.; and with the short period of time given to me, I reviewed your construction plans and listed below are my comments: 1) The storm sewer pipe has been changed from 33" RCP to 42" RCP and is adequate for drainage of 100 year storm. 2) Provide a Hold Harmless Agreement releasing the City of Coppell of liabilities arising from any flooding on the adjacent south property, that may be caused by drainage. 3) The Fire Lanes shall be 6" thick, 3000 PSI reinforced concrete instead of 5" (Refer to Paving Plan, General Notes, Item 2). 4) As previously mentioned, the Utility Easement should be outside of the fence for the water meter box in the northwest area of the site. 5) Is the length of the 18" RCP (Line B) 45 L.F. or 35 L.F.? Please specify. 6) The entrance driveway is too steep. 7) Delineate Revision Dates on the construction plans. 8) The final construction plans should have a cover sheet, the utilitiy plans and standard construction details of the City of Coppell.
