Dear Mr. Marchant:
This letter is to inform you that Case No. PD-190, Trinity Shores, zoning change request from R (Retail)
to PD-SF-9 (Planned Development-Single Family-9) to allow the development of 19 single-family
homes on approximately 7.31 acres of property located on the south side of Sandy Lake Road, west of
the Trinity River, was approved by the Coppell City Council on Tuesday, June 12, 2001, subject to the
following conditions:
1) The Final Plat shall not be filed prior to the release of the updated F.E.M.A. maps, indicating
that this property has been removed from the flood plain.
2) Approval of the Homeowners Association documents by the City Attomey.
3) Construction of a decorative metal fence on lots along the south side of the property.
In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been
completed and Council has approved the Ordinance, a copy will be sent to you.
As a reminder, the Zoning Change sign can now be returned to the Planning Department for your deposit
reimbursement of $100.
