RE: PD-160, The Mansions by the Lake
Dear Madam/Sir:
This letter is to inform you that Case No. PD-160, The Mansions by the Lake, to change the
zoning from SF-7, MF-2 and A (Single Family-7, Multi Family-2 and Agriculture) to PD-MF-2,
SF-7 and Open Space (Planned Development, Multi Family-2, Single Family-7 and Open Space)
to allow a mixed-use development containing 315 multi-family units and 16 single family
residential homes on a 49.899 acre tract of land located along the east side of Coppell Road,
approximately 967 feet north of Parkway Boulevard, was recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, June 19, 1997, subject to the following
conditions:
1)
List all requested variations from MF-2 zoning on face of the zoning exhibit and
recommendation for approval of these variations by the Planning and Zoning
Commission.
2) Provide a detail landscape plan.
3) Submit building, fencing and subdivision identification sign elevations.
4)
A 6-foot brick wall of comparable materials used on-site be erected behind Lots
3 and 4, Block 2 (property adjacent to Clifton Court).
5) Compliance with Engineering Comments (attached).
The date scheduled for consideration by the Coppell City Council is Tuesday, July 8, 1997, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by
the Planning and Zoning Commission. The submittal deadline for revised drawings is 12

noon, Thursday, June 26, 1997. Therefore, please submit 17 folded copies of the revised
drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawings which require change in order to comply with Planning and Zoning
recommendations are: Zoning Exhibit, Site Plan, Landscape Plan, Sign Elevations.
