Dear Mr. Marchant:
Please accept this letter as a revision and replacement of the one dated and mailed May 18, 2001.
This letter is to inform you that Case No. PD-190 Trinity Shores, zoning change request from R
(Retail) to PD- SF-9 (Planned Development - Single-Family-9) to allow the development of 19
single-family homes on approximately 7.31 acres of property located on the south side of Sandy
Lake Road, west of the Trinity River, at the request of Hobart Development, Inc. was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday, May
17, 2001, subject to the following conditions:
The final plat shall not be filed prior to the release of the updated F.E.M.A. maps,
indicating that this property has been removed fi.om the flood plain.
The 100-year floodplain line should be based on the current F.E.M.A map,
published April 15, 1994.
Resolve the inconsistency between the lot area of lot 19 on the Zoning Exhibit and
the preliminary plat.
Improvements within the drainage, sanitary sewer or 100-year floodplain easements,
other than perimeter fencing, are strictly prohibited. A note to this effect shall be
placed on the zoning exhibit.
Delete note on Lot 11, which reads "ROW to City".
Submission of an elevation of the proposed brick wall.
Provide two additional Red Bud trees on the east common area, to mirror the
landscaping proposed on the west common area.
Approval of the Homeowner's association documents by the City Attorney.
Confirm the approval of proposed street name "Trinity Court" with our Fire
Marshall prior to Council review.

All homes built in the Trinity Shores Addition shall be constructed with swing entry
garages.
A minimum 6" high fence of uniform material shall be constructed along the rear
property line of lots 14-19X, continuing along the northernmost property line of lot
13 and installed prior to construction of the homes within the development.
The date scheduled for consideration by the Coppell City Council is Tuesday, June 12, 2001, at
7:30 p.m. A representative for this case must be present at this meeting, which will be held at the
City Council Chambers at 255 Parkway Blvd. Failure to represent this item may result in the
denial of this application. Please submit to the Planning Department 16 folded copies of the all
exhibits on or before 12 noon, Wednesday, May 30th, so that your request can be forwarded on to
Council for consideration.
