DEMOGRAPHIC pROFILE
Western Rim's latest Development Plan, The Mansions By the Lake, is an innovatively designed project.
Located on a 44 acre parcel off of Highway 121, the project offers a unique blend of low density, (less than
8 units to the acre), high quality finish-out, an innovative product with attached garages, and an amenity
package second to none.
The project will consist of 45 Buildings using two different building types. Each building will have 7
Units per building. The units are as follows:
A-1 & A-2 One Bedroom Units
B-l, B-2, & B-3 Two Bedroom Units
C-1 & C-2 Three Bedroom Units
While the One and Two Bedroom Units are consistent with previous projects built in the City of Coppell,
the C-1 and C-2 Units are unique because these units meet the needs and demands of a market which has
changed in the past 10 years. A customer's need and of extra rooms in our larger units is consistent with
the needs of a family that may buy a home from David Weekly Homes in Cottonwood Creek. (See
attached brochure from Weekly - Cottonwood Creek).
Notice in the David Weekly floorplans the following descriptions are used for space allocation: Bonus
Room, Children's RetreaL Flex Space, and Study. At the Mansions By the Lake, the same customer, with
the same needs for space will exist. The larger unit will not necessarily quantitative more children. It
only means they can afford the luxury of having additional space for various needs. Two television
locations, home offices, children's playroom, room for college kids to come home and visit, even the need
for two home offices, all of these needs and several others are the reasons the C-1 and C-2 Units a vital
part of our Development Plan.
