Dear Sir or Madam:
This letter is being sent in order to keep you informed of the activity that
is occurring on the land near your home. The relevant property is
located on the south side of Sandy Lake Road just west of the Trinity
River. This :piece of land is currently zoned Retail, allowing a variety of
uses (please see attachment).
Our plans for the property are to change the zoning to Single Family
Residential. We are planning to put in a mix of lot sizes, with the
average lot size being approximately 14,100 square feet, and the
minimum lot size being 9000 square feet. We plan on offering the lots to
the custom building community, and expect that a high end housing
product will go in, with prices in the $300,000 to $400,000 range
(depending on the market). We plan to save as many of the trees as
possible, and any trees that cannot be saved will be compensated for as
per the City of Coppell Tree Ordinance. Our drainage plan must be
approved by the City of Coppell Engineering Department. Our current
plans are to have the site drain to the southeast. The work that is
currently being done is simply bringing in fill in order to raise portions of
the site. The City of Coppell has reviewed and approved our plans for
doing so.
Our company feels that this subdivision will continue the growth of
Coppell in the right direction. Please feel free to contact me or any of

This list is not exclusive. Please refer to the City of Coppell Zoning Ordinance for a
complete list of approved uses for a Retail District.
If our request for a zoning change is granted, the new zoning will allow only single
family residential land uses on the property.
