HEARING DATE: April 14, 1998 LOCATION: East of the Mansions by the Lake apartment complex; north of Village at Cottonwood Creek VI (east of Coppell Road; north of Parkway Boulevard). SIZE OF AREA: 10.532 acres of property for future City park. CURRENT ZONING: PD-Open Space (Planned Development, Open Space) REQUEST: Final Plat approval. Box 426 500 Grapevine Hwy., Ste. 375 Colleyville, TX 76034 Hurst, TX 76054 (817) 215-8100 (817) 485-0707 HISTORY: The preliminary plat which was approved by City Council on September 9, 1997 included the 315 multi-family units, the 14 single-family lots and park area. TRANSPORTATION: Westminster Court is a residential street contained in a 50 right-of- way. SURROUNDING LAND USE & ZONING: North- Denton Creek; "LI" Light Industrial zoning South - Village at Cottonwood Creek, Sect. VI.; "SF-7" zoning East - Denton Creek; "LI" Light Industrial zoning West - PD-160, Mansions by the Lake; "PD-MF-2-Open Space", Planned Development Multi-Family-2 and Open Space Item # 6 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property to be in the floodplain. DISCUSSION: The City is in the process of acquiring this 10 acre site which will be used as a future park site. The site will be accessed by a 24 foot wide driveway extending northward from Wesuxfinster Court, a residential street located in the Asbury Estates residential subdivision. The approved conceptual plan for this site showed a semi-circular parking lot with 14 regular parking spaces and 2 handicap spaces, as well as a 2,500 square foot covered picnic area. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Planning Staff recommends approval of the final plat.
