Box 478 Coppell, Texas 75019 Reference: Request for Time Extension for Filing Final Plat Asbury Estates, Lot 7, Block 1 Dear Mr. Sieb: On behalf of Western Rim Investors, L.C.C., please allow this letter to serve as a formal request for a six (6) month time extension for filing the Asbury Estates, Lot 7, Block 1, Final Plat. The Lot 7, Block 1 of Asbury Estates is proposed to be a city park lot. The Asbury Estates, Lot 7, Block 1, and the Asbury Estates Final Plat (i.e. 14 residential lots) were approved by the Coppell City Council on April 14, 1998. The Asbury Estates Final Plat for the 14 residential lots was filed January 14, 1999. The Asbury Estates grading, utility and paving construction was built in conjunction with the adjacent The Mansions By The Lake development. The Mansions By The Lake - Phase I construction (area outside the limits of the existing FEMA floodplain) began in November 1997 and all grading, utility and pa~4ng construction have been completed and approved by the City of Coppell. Asbury Estates and The Mansions By The Lake - Phase II construction (area inside the limits of the existing FEMA floodplain) could not begin until the Conditional Letter of Map Revision (CLOMR) was approved by FEMA and the City of Coppell. This approval was granted in mid February 1998. The grading, utility and paving construction for Asbury Estates and Mansions By The Lake - Phase II have been completed and approved by the City of Coppell. Western Rim Investors, L.L.C. submitted the "As-Built" Drainage Study to F.E.M.A. for its Letter of Map Revision (LOMR). We anticipate approval from F.E.M.A. within the next two to three weeks. Western Rim Investors, L.C.C. would like to receive its Letter of Map Revision (LOMR) approval prior to filing the Final Plat. This would allow the actual filed plat to show the correct limits of the revised FEMA floodplain and eliminate any confusion with the old FEMA floodplain limits.
