1. Planned Development conditions need to be added to the face of the Zoning
Exhibit including:
· The development of this property shall be in accordance with the SF-9
Regulations of the Zoning Ordinance, as amended, unless otherwise amended
herein.
· Deletion of alley requirement (Appendix C, Section 1 .A. 10) of the
Subdivision Ordinance.
· Cul-de-sac length of 740 feet, which exceeds the permitted 600 feet
(Appendix C, Section 1.A.8) of the Subdivision Ordinance.
2. Elevations, height, materials and colors (including a brick sample) of the
proposed walls in the common areas, also need to be specified.
3. Need to indicate existing zoning to the east of the property (Harrigton's property)
and R- Retail.
4. On Lot 11, delete the note "ROW to City"
5. Need to verify the location of the City Limit line to the east of the property, and
verify if the adjoining city it Carrollton or Dallas.
LANDSCAPE PLAN
1. Per the city's Streetscape Ordinance, Sandy Lake Road is a Primary Image Zone, and
15' of landscaping is required, with one (1) tree planted for every 40 feet of frontage.
See Streetscape Ordinance for Details. A landscape plan is required for this area.
(The landscape plan submitted on April 25, 2001 needs further review and
discussion with John Elias, Landscape Manager with the City of Coppell at (972-
304-3554) In our initial review, we had a concern with the viability of planting
Cedar Elms 15 feet on center.
TREE SURVEY AND MITIGATION PLAN:
1. Need to discuss the Tree Survey and Mitigation Plan with John Elias, Landscape
Manager with the City of Coppell at 972-304-3554.

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. ShouM applicant disagree with staff comments please provide
reasons why staff recommendations shouM not be followed when you attend the May
3rd Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the May 3rd DRC
meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, May 8th to resubmit fourteen (14)folded copies
of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the
Planning Department
