Staff requests the applicant design a separate construction entrance to attempt to save as
many of the existing trees at the entrance of the proposed project.
Staff would like applicant to modify footprints of buildings as well as parking islands to
try to save as many of the existing trees on site as possible. An effort should be made to
save the following trees:

The brick circular entry is an attractive entry feature, however, the developer is
sacrificing four 20" and larger Oak trees.
3. Provide a 10' landscape buffer between the parking against the southern property line.
Applicant must address the issue of refuse facilities. Section 18-9 of the ordinance states
"every dwelling unit must be located within 250' of a refuse facility and there must be at
all times at least 6 cubic yards of refuse container per 30 multi-family dwelling units. The
refuse containers must be screened from view on 3 sides. Applicant may seek a
variance.
5. Planting islands must contain at least 1 tree. (Section 34-1-8-B-3)
A minimum of 1 tree be planted for each 400 square feet of interior landscape area
(Section 34-1-8-B-2)
Applicant should be aware that there is a provision in Section 34-1-8-C-3 of the ordinance
which states "perimeter landscaping areas shall contain at least 1 tree for each 50 linear
feet of perimeter landscape area.

8. Provide a scale on the Conceptual Site Plan.
9. Connect the two cul-de-sacs with a loop street.

Provide an elevation of the screening treatment between single-family and multi-family
and along Coppell Road.

Staff suggests that Westminster Way be extended northward with a cul-de-sac
immediately beyond Lots 6 and &.
12.
A reminder that the applicant will be responsible for obtaining a zoning change request
sign from the Planning Department and placing the sign on the property 10 days prior to
the Planning Commission hearing. There is a $100.00 deposit fee for the sign. (Fill out
attached form and return to the Planning Department no later than Friday, June 6, 1997.)

A. Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the June 5th Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the June 5th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, June 10th to resubmit twenty-eight (28) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
