X PRELIMINARY
The Leisure Services Department has reviewed the above referenced development
and has the following comments.
The Leisure Services Department is working with the developer to design park
amenities on the property north and east of the complex with access provided
along the eastern border. The drainage channel dividing the property and the
pond terminating the channel has been proposed to be turned over to the city,
however, the city has little interest in obtaining this area as it will become a
maintenance problem.
The developer is showing a 20' wide easement for the construction of a 12' wide
hike and bike trail as indicated in the City of Coppell Hike and Bike Trail
Masterplan. The trail impacts this development in two locations, the Freeport
Parkway Greenwalk bisects the property from south to northeast and the Denton
Creek Trail runs along the northern border of the property.
This site is also impacted by the City of Coppell Hike and Bike Trial Master Plan
where north-south, on-road bike trail BR-25 runs along Coppell Road on the
western border. The developer may be required to provide additional right-of-
way to allow for this trail.

The proposed development will be required to follow the guidelines as established
in the Parkland Dedication Ordinance. A fee of $1,285.00 per dwelling unit will
be required at the time of final plat approval.
