~'PRELIMINARY
1. Provide utility plans.
2. A flood study is required and must be accepted before any fill will be allowed in the
floodplain or floodway.
3. Show the existing floodplain limit and proposed floodplain limit.
4. Provide deceleration lane (100' storage w/100' transition - 12' lane) along Coppell Road.
5. Show scale & vicinity map on site plan.
6. Show existing and proposed right-of-way on site plan.
7. Impact fees will be required.
8. Dwelling Unit//15 is encroaching in an existing sewer easement.
9. Provide preliminary grading and drainage plans.
10. There is a concern about the low water pressure in this area. A water pressure test needs
to be done to determine if adequate water pressure is present.
11. Show where Coppell Road and Corporate Drive run east and west.
12. The existing sewer line needs to be upgraded as per Master Plan and realigned to avoid
proposed building pads.
