The Leisure Services Department has reviewed the above referenced development
and has the following comments.
The developer will be required to donate a minimum 20' wide easement for the
construction of a 12' wide hike and bike trail as indicated in the City of Coppell
Hike and Bike Trail Masterplan. The trail impacts this development in two
locations, the Freeport Parkway Greenwalk bisects the property from south to
northeast and the Denton Creek Trail runs along the northern border of the
property.
This site is also impacted by the City of Coppell Hike and Bike Trial Master Plan
where north-south, on-road bike trail BR-25 runs along Coppell Road on the
western border. The developer may be required to provide additional right-of-
way to allow for this trail.
The proposed development will be required to follow the guidelines as established
in the Parkland Dedication Ordinance. A fee of $1,285.0O per dwelling unit will
be required at the time of final plat approval.
