Decision of P&Z Commission: Approval(6-0) with Co~issioners Mabry, Lo~y,
Jones, ~eeler, Cruse and DeFilippo voting in favor. Commissioner
McCaffrey was absent.
Approval subject to Engineering comments as follows: 1) The southeast
corner alle~ay and ~e inlet on Lot 11, Block 2, shall be dedicated at
time of plat, 2) Impact fees will be re~ired and 3) on the Utility
Drainage Plan, check water pressure in this area to insure ade~ate
pressure of minfm~ 40 psi can ~ provided, and the following conditions:
1) ~en~ent of the plat to show the 30'-wide temporary access
easement between Cromwell Court and Westminster Way as an
easement on ~ts 4 and 8 of Block 3.
2) Removal of the rear yard lines sho~ and extension of the side
yard and fence setback lines to the rear property lines on all
corner lots.
3) Additfon of a 25' fence setback from the street right-of-way line
on Lot 7, Block 4.

DISCUSSION: The proposed preliminary plat conforms with the proposed PD site
plan.
RF~OMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval subject to Engineering
Department comments and subject to the following conditions:
1) Amendment of the plat to show ~he 30'-wide temporary access
easement between Cromwell Court and Westminster Way as an
easement on Lots 4 and 8 of Block 3.
2) ; Replacement of the block number with letters.
3) Removal of the rear yard lines shown and extension of the side
yard and fence setback lines to the rear property lines on all comer
lots.
4) Removal of the fence setback on Lot 9, Block 1, and Lot 1, Block
2.
5) Addition of a 25' fence setback from the street fight-of-way line
on Lot 7, Block 4.
