This letter is to inform you that the Asbury Manor, Preliminary Plat, to allow the development of a 46-1ot
single family residential subdivision on 12.694 acres of property located on the east side of Coppell Road,
approximately 540' north of Parkway Boulevard, was approved by the Coppell City Council on Tuesday,
Mm'ch 11, 1997, subject to the Engineering comments as follows: 1) the southeast comer alleyway and the
inlet on Lot 11, Block 2, shall be dedicated at time of plat, 2) Impact fees will be required and 3) on the Utility
Drainage Plan, check water pressure in this area to insure adequate pressure of minimum 40 psi can be
provided, and the following conditions:
(1) Amendment of the plat to show the 30'-wide temporary access easement between Cromwell Court and
Westminster Way as an easement on Lots 4 and 8 of Block 3.
(2) Removal of the rear yard lines shown and extension of the side yard and fence setback lines to the rear
property lines on all comer lots.
(3) Addition of a 25' fence setback from the street right-of-way line on Lot 7, Block 4.
(4) Place on the face of the Plat: "Due to the proximity to the existing and future runways of D/FW
Airport, residents of this subdivision may be subject to intermittent aircraft noise."
In addition, Council granted the Planning and Zoning Commission to be the approval authority on your Final
Plat. Attached you will find a sample of the appropriate signature blocks to be used on your Final Plat
submittal.

The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that the
preliminary plat of the Subdivision or Addition to the
City of Coppell was submitted to the City Council on the day of .
19 , and that the Council, by formal action, then and there approved the preliminary plat
and by separate motion designated the Planning and Zoning Commission to be the Municipal
Authority responsible for the approval of the Final Subdivision Plat of such land and the Final
Subdivision Plat of such land need not be brought back for final approval of the City Council
unless, through inaction on the part of the Planning and Zoning Commission, such Final
Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act
within the 30-day period required by law.
