RE: Asbury Manor. Preliminary Plat
Dear Mr. Kline:
This letter is to inform you that the Asbury Manor, Preliminary Plat, to allow the development
of a 46-1ot single family residential subdivision on 12.694 acres of property located on the east
side of Coppell Road, approximately 540' north of Parkway Boulevard, was recommended for
approval by the Coppell Planning and Zoning Commission on Thursday, February 20, 1997,
subject to the Engineering comments as follows: 1) the southeast corner alleyway and the inlet
on Lot 11, Block 2, shall be dedicated at time of plat, 2) Impact fees will be required and 3) on
the Utility Drainage Plan, check water pressure in this area to insure adequate pressure of
minimum 40 psi can be provided, and the following conditions:
1) Amendment of the plat to show the 30'-wide temporary access easement between
Cromwell Court and Westminster Way as an easement on Lots 4 and $ of Block
3.
2) Replacement of the block numbers with letters.
3) Removal of the rear yard lines shown and extension of the side yard and fence
setback lines to the rear property lines on all corner lots.
4) Removal of the fence setback on Lot 9, Block l, and Lot l, Block 2.
5) Addition of a 25' fence setback from the street right-of-way line on Lot 7, Block
4.
6) Appropriate signagn be placed at the north end of Westminster Way reflecting
that it will be a future through street, subject to Staff approval as to the language
on the sign.
7) Between Lots 4 and 8, Block 3, the "Proposed 30' temporary access easement"
should read "Proposed 30' temporary fire lane/access easement."
The date scheduled for consideration by the Coppell City Council is Tuesday, March 11, 1997,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has insU, ucted staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by
the Planning and Zoning Commission. The submittal deadline for revised drawings is 12
noon, Thursday, February 27, 1997. Therefore, please submit 17 folded copies of the revised
drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawing which requires change in order to comply with Planning and Zoning
recommendations is: Preliminary Plat.
