temporarily classified as "A" Agriculture District, until permanent
zoning is established. This request is to establish permanent, SF-12
district zoning
TRANSPORTATION: DeForest Road is an unimproved two-lane undivided residential
street contained in a 40 foot right-of-way.
SURROUNDING LAND USE & ZONING:
North- Cambridge Manor, "PD -131, SF-12" Planned Development, Single
Family 12
South -Villages of Coppell, PD 130, Planned Development Single Family
East - A - Agriculture District, single family home
West - A - Agriculture District, single family home
Item # 7
COMPRF_/qENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
single family residential.
DISCUSSION: Per Section 39-1, of the Zoning Ordinance, Creation of Building Site
prior to the issuance of a building permit, the site must be
established by a lot which is a part of an approved final plat.
Therefore the purpose of this plat is to allow the development of a
single family home under SF-12 District requirements.
The building lines are shown per SF 12 requirements, except an
100 foot front building line is being platted along DeForest Road.
Given that the setbacks required in the zoning districts are
minimums, exceeding the required setback is acceptable. The
only variance being sought is a waiver of the alley requirement.
Given the size and configuration of the lot, an alley would not be
appropriate. Staff is recommending the granting a waiver to the
alley requirement.
Finally, the plat indicates the existing trees on the property.
Prior to construction of a new home(s) on this site, a tree survey
and mitigation plan will be required.
RECOMI~NDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the minor plat as submitted including
the waiver of the alley requirement.
ALTERNATIVES: 1) Recommend approval of the request.
2) Recommend disapproval of the request
3) Recommend modification of the request
4) Take under advisement for reconsideration at a later date.
