PD161-DR 970424 City of Coppell Development Review Committee Comments Planning Department PD-161, STRATFORD MANOR, A ZONING CHANGE FROM "A"(AGRICULTURE) TO "PD-SF-12"(PLANNED DEVELOPMENT, SINGLE- FAMILY 12) DRC Date: April 24, 1997 Planning & Zoning Commission Meeting: May 15, 1997 City Council Meeting: June 10, 1997 There is little point in having a 600' maximum cul-de-sac length in the subdivision ordinance, if the City changes the requirement to satisfy the desires of every applicant who wants the requirement changed. Either it is a good standard or it isn't. There is nothing exceptional about this development to warrant a waiver. The tree preservation plan shows that a strip of trees will be preserved along the east and west sides of the subdivision. The best plan for tree protection would be to provide a common area along each side of the development. A reminder that the applicant will be responsible for obtaining a zoning change request sign from the Planning Department and placing the sign on the property 10 days prior to the Planning Commission hearing. There is a $100.00 deposit fee for the sign. (Fill out attached form and return to the Planning Department no later than Friday, May 2, 1997.) Note: A. B. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 1st Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the May 1st DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, May 6th to resubmit twenty-eight (28) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
