PD161-NR 970514707 Cambridge Manor Lane CoppelI, TX 75019 14 May 1997 City of Coppelt Planning and Zoning Commission Coppell, TX 75019 Dear Planning and Zoning: As the only current homeowners in The Estates of Cambridge Manor that have a home built by Bob Delsanter of Brentwood Builders that also borders on the Edwards property, my husband and I feel we must state for the City record that Mr. Delsanter made representation to us on several occasions that if he were involved with the development of the Edwards property, a 50' greenbelt would be maintained. Having moved to Texas from Michigan, a home with mature trees was a requirement for us. We opted to lease a rental home in old Northlake Woodlands for one year to find a suitable property to purchase. It was at that time we visited the Estates of Cambridge Manor and met Bob Delsanter of Brentwood Builders. Although we liked the Cambridge Manor lot we now own, we were very interested in knowing the development plans for the Edwards property. At the back of our lot, there were only 4-5 mature trees that could be saved with a retaining wall built approximately 6' inside our property line, and the obvious beauty and desirability of the lot came fi.om the Edwards property. Both Jack Bommarito of Beamer Development and Bob Delsanter whole-heartedly assured us that if either of them were lucky enough to secure the adjacent property, a greenbelt would be maintained, preserving trees, birds, privacy, and property values. Mr. Bommarito phoned our rental home to tell us of City staff that he had brought out to the property who were also in support of a greenbelt when rezoning and future development took place. In fact, Mr. Delsanter went so far as to offer to deed to me the 50' greenbelt behind our lot if I would befriend Mrs. Edwards and help him secure the land. I did not assist him, but when I questioned him about this last month (when he filed the Versailles plat with no ~eenbelt), he said that if I would recall correctly, he offered to sell me the 50'. Regardless, the intent was to have a 50' greenbelt, and this is the representation used by Mr. Delsanter to sell us the lot we currently own. We have been very pleased with our lot and have had great success preserving the mature trees which stand at the back of our property. We fee[, and hope the City concurs, that the Edwards forest warrants preservation with several greenbelts on its own merit, however we did want the City to be clear on representations made to us by Mr. Delsanter.
