PD161-NR 970502MAY I 5 1997 May 2, 1997 309 Lakewood Court CoPpell, Texas 75019 City of Coppell Planning and Zoning Commission 255 Parkway Blvd. Coppell, Texas 75019 Dear Commission Members: I understand that soon you will review a situation that exists in the subdivision, Estates of Cambridge Manor, off of DeForest Road in Coppell. I have lived in Coppell 13 years, in Braewood, near Denton Tap Road. However I have some information that may be important for some of the people living in Cambridge Estates. Approximately 3 or 4 years ago, I visited with Bob Delsanter of Brentwood Homes. I spoke with him about possibly building a house in Cambridge Estates. At that time the development was quite new. We spoke in one of his completed homes that is now occupied. It is on the right as soon as you, enter the deve!opment. He showed me and gave me a copy of the development showing the three phases that were planned. I was mildly interested in a lot at the corner of Cambridge Manor Lane and Prince Edward on the west side of Phase I. He explained that the lots were about 120 feet deep and that when Phase III came along, that there would be similar lots backing up to a strip of trees between the two phases. He explained that the lots in Phase III would be about 160 feet deep, but that the lots in Phase I would also have the benefit of the 40 feet wide greenbelt. The existence of a 40 feet deep greenbelt behind the lot was certainly appealing to me, but I chose not to build a home at that time. Now I understand that Mr. Delsanter may decide not to develop the greenbelt when Phase III is begun. Even though I am not affected personally by his decision, I certainly think he is renegging on a promise. He described the .40..f..e~¢t,,dee_¢ greenbelt and was using it as a selling point. If I had built a home there, aad.jf the.. grbenbelt were not developed as he described, I would be quite angry. I would feel like I had been swindled. I hope that you, as members of the Planning and Zoning Commission, would approve the development of Phase III of The Estates of Cambridge Manor contingent upon the ,development of the greenbelt that Mr. Delsanter described. I think it is the right and fair thing to do. I think you need to protect the interests of the people who were promised the greenbelt by Mr. Delsanter. Contact me if you need additional information.
